Master planned mixed-use community of 168 acres located adjacent to the Batiquitos Lagoon andPacific Ocean. An educational institution functions as the primary component of the development with research and development, office, and conference center uses. Residential, retail and recreational uses enhance the livability of the entire community. Design concepts are formulated around Mediterranean architecture prevalent in theSouthern Californiacoastal region during the 1920’s and 1930’s.

This 50,000 sf research facility includes 30,000 sf of new space and is designed to be flexible yet maintain security throughout. Designed after Fibonacci’s theory of proportion, all elements of the design are based around the mathematical theory. Programmed to be a research facility for seven months and a ‘summer camp’ for the remaining five, it was important to focus on this specific change.
