Being sensitive to its neighborhood and surrounding natural context, the new two-story building captures natural light and expansive views. Because the building context (neighborhood) is mixed, the design uses two masses; the lower mass is orientated in the direction of the lot itself and the view direct to the estuary while the upper level mass is rotated to take advantage of the ocean views.

The design also uses standards materials; glass, cement plaster, Corten steel and aluminum in a contemporary design. Using sustainable design cues, the ground level parking utilizes permeable materials (pavers and DG) and a second level green roof, along with long overhangs to deter high solar heat gain.
